AI Voice Agent for Real Estate
Book Viewings Day or Night

Our AI voice agent answers every property enquiry on the first ring, books viewings and valuations and qualifies buyers and tenants, even when the whole team is out on viewings. We build it around your agency, test it with you and manage it every month.

Live in as little as 3 working days · Keep your number · Billed monthly, 30 days' notice

What is an AI voice agent for real estate?

An AI voice agent is software that answers and makes phone calls for your agency in natural, spoken conversation. It works out whether the caller is a buyer, a seller, a tenant or a landlord, answers from listing details and fees you have approved, books viewings and valuations into your diary and passes anything it can't handle to a negotiator, with a summary of the call.

Callers don't press buttons or leave voicemails. They say what they need, and the agent responds the way a well-trained branch receptionist would. The difference with OMH is that we set it up and run it for you: we write the script around your real calls, connect your diary and property software, and keep improving it.

How a call goes

Watch the phone. Each step lights up as the call reaches it.

  1. It listens. It hears whether it's a viewing, a valuation, a rental or a repair as the caller speaks.
  2. It works out the answer. It matches the request to your listings, fees and viewing rules.
  3. It replies and acts.It answers in a natural voice, books the viewing or puts the call through.
  4. It reports back.Your team gets a summary of every call. Callers can interrupt or change their mind at any point.

Try it: pick a team and a tone, then listen in

A day at your branch

Calls don't arrive evenly.
Neither do the misses.

An illustrative weekday at a busy sales and lettings branch. Calls go unanswered while negotiators are out on viewings, over lunch and after the branch closes, which is exactly when buyers and tenants ring.

Calls by hour, one weekday

221 calls, 89 missed (40%). Hover or tap a bar for the hour.

Illustrative figures, not data from a real agency. Your phone provider's call log shows your own pattern.

  1. 10:30Out on viewings

Negotiators are at properties. The office phone rings to an empty desk.

  2. 12:30Lunchtime enquiries

Buyers ring on their lunch break, just as the team grabs theirs.

  3. 18:00After work

Buyers and tenants ring after work. Voicemail picks up, and they ring the next agent on the portal.

First-ring answering, 24/7

The agent

Every enquiry answered straight away, including evenings, Sundays and bank holidays. When a new listing goes live and the phones light up, every caller gets through.

OMH, for you

We divert your branch line, set your branch hours and agree what it picks up and when: overflow, out of hours or every call. Nothing goes live without your sign-off.

Your negotiators stay in charge

You decide the rules before it answers a single call. Out of hours, tenant emergencies go to your on-call property manager or approved contractor, never to a voicemail.

It handles

  • Viewing and valuation bookings
  • Buyer and tenant qualifying questions
  • Branch hours and directions
  • Listing details and fees you approve

It hands to your team

  • Offers and negotiations
  • Complaints and sensitive calls
  • Anyone who asks for a person
  • Questions it has no approved answer for

It never

  • Agrees prices, offers or terms
  • Shares other buyers' offers or details
  • Gives legal, mortgage or financial advice
  • Calls people who have not agreed to it

Works alongside your property software

Viewings, valuations and notes go where your team already looks. We check your setup on the first call and tell you plainly what connects directly and what needs a workaround.

Use cases

Real estate use cases by type of call

A sales and lettings branch gets the same eight kinds of call, week in, week out. We script your agent around each one. Pick a call to see how the agent handles it.

Viewing requests01 / 08

Viewing requests: booked while the buyer is on the line

Buyers ring when they see a board or a listing, often when every negotiator is out. The agent checks your viewing diary, asks your qualifying questions and books the slot.

  • Checks real availability by negotiator and property
  • Follows your viewing rules, such as notice needed and accompanied viewings
  • Records the buyer's position: chain, mortgage in principle and timescale

Not sure how your calls would fit?

Tell us who rings your branch and why. We'll map your calls and show you what the agent would handle and what it would pass to your negotiators.

Agencies

Built for every kind of
real estate agency

We set up AI voice agents for sales agents, lettings and property management teams, mixed branches, multi-branch groups and new homes sales, each one scripted around the calls that team gets.

Sales Agents

Buyers ring the moment a listing goes live. Every enquiry is answered and the viewing booked, even when the whole office is out.

  • Book viewings and valuations
  • Qualify buyers: chain, mortgage and timescale
  • Put offers through to the negotiator

Lettings Agents

Applicants ring about several flats at once. The agent asks your questions and books viewings for the ones who fit.

  • Qualify applicants before a viewing
  • Book viewings and landlord valuations
  • Answer the fee questions you approve

Property Management

Tenants ring about repairs at all hours. Emergencies reach whoever is on call and the rest are logged for the morning.

  • Log repairs with access details
  • Route emergencies to the on-call manager
  • Pass landlords to their property manager

Never authorises repair costs.

Sales & Lettings Branches

One phone line, two teams. The agent works out at the first question whether it's sales or lettings and routes the call.

  • Routes sales and lettings calls apart
  • Books into each team's own diary
  • Sends each team its own summary

Multi-Branch Groups

Each branch keeps its own greeting, diary and rules, on one managed service with one monthly report.

  • A greeting and diary for each branch
  • Routing by area or by what the caller asks
  • Per-branch reports on calls and bookings

New Homes & Developers

Interest spikes when a development launches. The agent answers the plot and site questions you approve and books sales suite appointments.

  • Answers from your approved plot list
  • Books sales suite appointments
  • Registers interest for the next release

Your team

Will it replace your negotiators?
No.

It takes the overflow and the routine calls, so your team can focus on viewings, valuations and closing sales. You decide when it answers, branch by branch.

When should it answer?

  1. Call comes in
  2. Rings the branch
  3. No answer: agent picks up

Your team

Your team answers first, as now.

Your AI agent

If nobody picks up within a few rings, or everyone is out on viewings, the agent answers.

Your team keeps

  • Viewings and valuations in person
  • Offers and negotiations
  • Complaints and sensitive calls
  • Anyone who asks for a person
  • The final say on every rule and script

Change when it answers at any time. It's a setting, not a new contract.

Showing all 17 questions

Will callers know they are talking to an AI?

Yes. Every agent says it is an AI assistant at the start of the call. Callers deserve to know, and anyone who would rather speak to a person can ask.

Can it book viewings into our diary?

Yes. It checks real availability, follows your viewing rules, such as notice needed and accompanied viewings, and books the slot while the buyer is on the line.

Can it book valuations?

Yes. Homeowners and landlords who ring about selling or letting are booked straight in with a valuer, with the property type, timescale and anything else your team wants to know before they arrive.

Does it qualify buyers and tenants?

It asks the questions you set, such as position, mortgage in principle, move date or pets, and records the answers. It never gives mortgage or financial advice.

Can it discuss or accept offers?

No. It never discusses, accepts or agrees offers, prices or terms, and never shares other buyers' details. It takes the details and puts the caller through to your negotiator, or books an urgent call back.

What happens with tenant emergencies out of hours?

It follows the route you set. Urgent problems such as leaks or no heating go to your on-call property manager or approved contractor, and every report is logged for the morning.

Can the agent put a caller through to a negotiator?

Yes, on the Growth and Scale plans. You set the rules: offers, progression calls, tenant emergencies and anyone who asks for a person can be put through to the right phone. Outside your hours, and on the Starter plan, the agent takes a detailed message and sends it to your team.

What happens when the agent doesn't know the answer?

It says so. The agent answers only from information you have approved, so when a question falls outside that, it offers to take a message or transfer the call. We review those moments and add the answers worth adding.

Does it work with our property software?

It works with most diaries and property software. We check yours on the first call and tell you plainly what connects directly and what needs a workaround.

Can we keep our phone number, or get a local one?

You can keep your number and divert calls to the agent, either all of them or only the ones your team misses. If you want a local number for a new branch, we can set one up.

How long does setup take?

Starter goes live in 3 working days, Growth in 5 to 7 and Scale in 12 to 15. The clock starts once we have your listings, viewing rules and diary access. If your branches are more complex than usual, we give you a realistic timeline after the discovery call, before you commit to anything.

Is client data kept safe?

You remain the data controller and OMH acts as your processor under a written data processing agreement, in line with UK GDPR. We agree what is stored, where and for how long before go-live.

Are calls recorded?

Only if you want them to be. Callers are told at the start of the call, and recordings are deleted on the schedule you set.

Can it call buyers and tenants back?

Only people who have given appropriate consent, such as buyers who asked for viewing feedback or a call back. We follow the UK PECR rules, screen lists against the Telephone Preference Service where required and act on opt-outs straight away. We don't run cold calling campaigns.

Will it replace our negotiators?

No. It takes the overflow and the routine calls, so your team can focus on viewings, valuations and closing sales. You choose when it answers: only when the lines are busy, only out of hours, or first on every call.

How much does an AI voice agent cost for an real estate agency?

Our managed AI voice agent starts at £249 a month plus VAT with 300 minutes included, and a one-off setup fee from £795. Growth is £449 a month and Scale, for several branches, is £849 a month. Extra minutes cost 60p each on every plan.

Is there a minimum contract?

Plans are billed monthly with 30 days' notice. We set out the terms in writing before you start, including what's included each month and what counts as extra. Every invoice shows your included minutes and any overage.
